If you have a commercial property, it is essential to have the windows cleaned because customers always make their first impression based on the landscaping and appearance of your building. If it’s your home windows, it is more of an investment issue, and it is good to have the windows cleaned regularly because if you don’t, the glass can begin to degrade at a molecular level and start to affect the look. Sometimes clean windows are more subtle, but it doesn’t change the importance of having them clean; it is vitally important for your enjoyment or if you are prepping a house for sale.

Our pricing has been established based on decades of experience and thousands of data points. Many factors play into our window cleaning pricing. Here are a few: 

  • Square footage of the property
  • Number of stories
  • High windows or transom windows
  • Standard panes vs. French panes 
  • Time since the last professional cleaning
  • If any construction debris is present on the glass
Our standard window cleaning process covers wiping the frames, cleaning the glass, wiping sills/ledges, and ‘visible’ or exposed tracks. To start, the perimeter of the window and its frames are wiped clean with a damp microfiber towel to remove dirt, dust, and cobwebs. The glass is mopped, scrubbed, squeegeed, and detailed with appropriate buffing tools and double-checked. Post-construction debris (i.e., paint, stucco, silicon, glue, stickers, etc.) is not included in our standard window cleaning process. If there is minimal construction debris on the glass, we do our best to remove it within reason, but severe construction debris is addressed with the client on-site if it’s apparent that there is much more on the glass than just general dirt and dust build-up. All exposed sills, ledges, and “visible” tracks below the glass are lightly wiped clean with a yellow microfiber towel to clean up any cleaning solution that may have fallen into the ‘visible’ track or on the sill/ledge. All “hidden” tracks (The hidden track, unless you open the window, is not covered in our standard window cleaning process.) Hidden track cleaning is a part of our deep track cleaning service and is a separate and additional charge. Most of the time, dirt and debris are usually built up on the exterior of the glass, but the interior windows can also get very dirty, especially if you have dogs, young kids, or a window in front of a kitchen sink. It’s always a good idea to have your windows’ interior and exterior cleaned simultaneously for a truly professional window cleaning experience. Especially because you may have broken seals on some windows in your home, cleaning both inside and outside of the windows allows our team to identify these issues and escalate them to you so you can fix these faulty windows.

We are always proactive in addressing this when it is apparent that the seals on your windows have failed. Windows, new and old, can fail in regard to the seals along the perimeter of the window where the glass meets the frame. A failed seal causes the inside of the double panes to become faded or foggy and can appear as though it is still dirty. To the average person this can be hard to identify until the windows are cleaned both on the interior face and exterior face, and a professional window cleaner can give you their opinion. Again we take the initiative to bring this up to homeowners so they are aware of this issue and can be proactive about fixing the windows, especially if a warranty could be utilized. We recommend an excellent company, RMK Windows & Blinds, to have the windows replaced if you don’t already have a company.  

 

Our service does include the cleaning of your frames, visible or exposed tracks, and sills or ledges below the window. Hidden tracks can be cleaned as well for an additional charge of $10 per track. Window screen cleaning is a separate additional charge per panel and priced depending on the type of screen and whether or not you have cleaning and conditioning done or just cleaning (washing). For the most part, professional window cleaning companies agree that a ‘pane of glass’ is a piece of glass surrounded by a frame on all sides. You will want to count each individual pane of glass separately. Most standard windows have 1, 2, or 3 panes per window. French windows may have 6, 10, or 12 panes per window. Please review our pane counting image on our online estimate form for a detailed description of how to count your windows. If you feel overwhelmed counting the window panes in your home, the good news is that Squeegee Bros does its pricing for window cleaning based on the square footage of the home and not the window pane count, so even if you are off in your counting, we still have accurate pricing. A pane count can just be helpful in dialing in pricing in case a small house has many panes, or a larger home has very few panes.

Preparing for window cleaning is very easy. The only thing that we ask of our clients is for them to move any delicate or irreplaceable items away from the windows so we have enough access to the glass. Any heavy furniture items like couches or tables we can move, we expect to do that or, at the very least, help. The only things we do not want to be liable for are irreplaceable special items. It’s not required by any means, but it is nice to have the plantation shutters opened or blinds lifted – but don’t feel obligated to do this. We expect to handle everything from start to finish. If you have any pets, it is a good idea to discuss with our technicians a plan of action for cleaning the windows if you feel they should be in a particular room or office while we clean the whole house. Especially if we are deep cleaning any tracks and need to have the windows opened up to do so. We love dogs and cats just as much as you and want to make sure they are safe and do not escape while we go about doing our job. 

The frequency of window cleaning always depends on your level of desire for clean windows but also on your budget and the seasons. As a rule of thumb, we always recommend getting the exterior of the windows cleaned every six months to 1 year to keep up with the dirt and dust that the Arizona desert delivers on a daily basis. If dust, pollen, hard water, ozone, and other debris are on the glass for extended periods of time without cleaning it can actually begin to lodge itself into the pores of the glass creating a more difficult cleaning and degrade the overall nature of the glass. We have some clients that get their windows cleaned monthly or every other month, which is fantastic, and then we have clients that go quarterly or semi-annually. We incentivize our clients to get onto our recurring maintenance program (RMP) and set up consistent exterior window cleanings so that you know your homes’ windows are taken care of and gain access to discounts on cleanings.

Sometimes we can come the same day or the very next day, simply depending on your location, the size of your project, and how our current schedules are at the time. For the most part, having your windows cleaned just before it happens to rain should not affect the clean windows, but there are exceptions. In a typical rainstorm, you have pure water falling from the clouds (distilled water), which carries with it nothing. Pure H20, in theory, should dry completely clear on clean glass and not show anything. In fact, we clean a lot of windows and solar panels with pure deionized water, which is a fantastic way to clean up glass leaving no drips, spots, smears, or streaks. However, when it rains in the monsoon season (June 15th-September 15th), there is a higher chance that the rain that falls onto the glass will carry with it dust/dirt/ozone, which can certainly show up on your newly cleaned windows. Starting a week before your appointment, you’ll receive an email reminder about your upcoming appointment with us. Then, a day before your appointment, you’ll receive another email reminder about your upcoming appointment. On the morning of your appointment, you’ll receive a text message sent to your cell phone notifying you that we are on our way over for your appointment. If there is a delay for any reason, we will text or call to notify you on the rare occasion we are held up so that our arrival time is outside the one-hour arrival window. Upon arrival, you will receive another text message letting you know that we are getting started. Depending on the services we are providing will determine our process. For instance, if we are doing a deep track cleaning, we would prefer to start with that so that we can vacuum and brush the tracks out while they are dry so that the deep track cleaning is more effective. (It’s easier to clean up dust/dirt while it’s dry than if it’s wet after our solution is applied to the glass and runs down into the tracks.) If you have pets, it’s a good idea to communicate with our technician(s) to determine a game plan for cleaning. 

When it comes to our standard window cleaning process, we make sure to wipe down the frames of any dirt or dust. Next, an eco-friendly cleaning solution is applied to the exterior of the windows with a soft microfiber mop applicator and spread across the entire glass surface to agitate the dirt and debris. Next, a professional-grade, rubber window squeegee is used to remove all the solution off of the glass with no streaks, drips, or smudges. Lastly, the perimeter of the window and its frames are wiped dry and clean with a blue surgical cotton towel, and the glass is detailed with appropriate buffing tools and double-checked at different angles. All exposed sills, ledges, and “visible” tracks are wiped lightly with a yellow microfiber towel to clean up any solution that may have fallen into the “visible” track. All “hidden” tracks (not visible unless the window is opened up) are NOT CLEANED. Hidden track cleaning is part of our deep track cleaning service and is a separate and additional charge. Sometimes, a pure water deionization system uses a pure water-fed extension pole and brush to clean the exterior windows. Especially in the instance, you have many French panes windows. This allows us to reduce liability while cleaning the glass and grids/frames in less time, leaving the windows and its frames crystal clear as the pure water dries clear on the glass. 

When work has finished, you’ll receive a text message letting you know we have finished work. We will do a final walk-around to ensure everything is cleaned up properly and things are put back into place. Our technicians are able to take payment on-site via credit or debit card, check, cash, Zelle, or Venmo, or if you prefer, we can text or email the invoice over to you to be paid at a later time. We ask that invoices be paid within three days for residential properties so that we can get our team paid for the awesome work they provide.

Most professional window cleaning companies do use Dawn dish soap as their main and oftentimes, only window cleaning agent. We do use Dawn dish soap but may use Glass Gleam 4 and Glass Gleam Glide from Titan Labs in conjunction with Dawn to create a truly great solution. How we approach high windows is always, first and foremost, determined by our safety. We have journeyman-level technicians that have spent decades on ladders. We have four different types of ladders that allow us to approach tall windows as high as 25 feet up. Most of our ladders have leveler legs on them to ensure we have a secure footing before we ascend a ladder.  Whenever we come in contact with windows higher than 25 feet or possibly many commercial windows, we will turn to our pure water-fed system and carbon fiber water-fed poles. We use the Tucker Eco-Mini Water Fed Pole and the Xero Micro Destroyer Water Fed Pole. You can see these products and many others on their websites below.  

If you have high-rise windows that are above 40ft that you’d like cleaned, we do not cover those, but I always direct clients to Clean Towers, run by AJ Harris. Check out their website if you need your high-rise building cleaned. 

Generally, the best time of day to clean windows in Arizona is always in the morning. Especially in the summer, we try to start as early as possible. Obviously, cooler glass is going to allow our solution to be wet on the glass for longer and will prevent streaking and prevent our rubber from dragging along the glass as opposed to a desired glide across the glass. If we do happen to have glass that is hot, we are prepared to effectively clean it with special techniques. We lead our mop in front of the squeegee to allow a quick application of solution and removal of the solution. See our videos to understand this technique.

This depends on the type of roof tile you have. If you have Spanish Tiles, better known as Terracotta roof tiles, then it is highly advised that you don’t walk on those tiles in order to gain access to the windows. Unfortunately, Spanish clay tiles are too fragile to walk on, and if you do, you’re very likely to crack the tile, even attempting to walk on them the “correct way.” Most of the time, we can walk on clay tiles and do no damage. Our technicians undergo a rigorous training process and are coached on how to correctly walk on the tiles, applying pressure only where the tiles overlap and distributing weight appropriately. Squeegee Bros technicians can also use a pure water-fed system and telescopic carbon fiber pole to reach some of these windows from the ground.

Yes, we are prepared with shoe coverings or booties to be worn if a client does request this while we are on the interior. The other option is we can also take our shoes off on the inside. Let our technicians know what you would like, and we can accommodate.

Yes, absolutely! We are insured with up to $1 million of general liability insurance to protect your assets and ours. You’d be silly not to have insurance when working on homes sometimes valued at $10M or more or commercial buildings valued much higher than that.

The monsoon season here in Arizona historically starts around June 15 and lasts until September 15th. However, there are exceptions to the weather, obviously. Sometimes we may have monsoon season come a little earlier or later, and sometimes we have a giant dust storm come through the valley in November on Thanksgiving. Trust me, that has happened before.

  • Again, every company has their process of how they clean screens. Some companies brush them off, and some use fancy wet brushing stands to clean them. After years of trial and error, we have just found that the best way to clean screens is to first wash them with Dawn dish soap and water, by hand, with a microfiber mitt, hog hair brush, or a microfiber applicator and then rinse them off. (If they’re not that dirty, we may wipe them down with a damp microfiber towel) and after they have sun dried, apply a conditioning agent to them using a microfiber towel/applicator to help grab onto and cling to dust/dirt while applying conditioner at the same time. We use two different types of conditioners depending on their availability. One is called Screen Magic, and one is called Nu-Hide by NCL. Both are very similar.
